How to use iMessages for real estate in 2026
Real estate runs on speed. Leads that get a reply in the first five minutes close at roughly 9x the rate of leads that get a reply in the first hour, and blue bubbles outperform SMS because they look personal, preview photos inline, and carry read receipts. This playbook walks through the plays agents, teams, and brokerages run on iMessage today — from first-touch lead response through offer negotiation.
Why iMessage wins in real estate
Most buyer and seller leads in the US arrive from a Zillow, Redfin, or Realtor.com form with a US phone number and an iPhone behind it. An SMS to that lead lands green, compressed, and indistinguishable from the eight other green-bubble follow-ups they're already ignoring. An iMessage lands blue, carries their agent's contact card, and shows up as a real conversation — which dramatically changes reply rates.
The other real-estate-specific advantage is media. Real estate texts are mostly photos: listing previews, inspection reports, signed contracts. That means the 10DLC brand registration, mandatory "Reply STOP to stop" footer, and A2P-specific TCPA rules that govern US real estate SMS blasting don't apply the same way. You don't need a TCR brand to start sending, and you don't need to cram a compliance footer onto every blue bubble.
That is not a pass to ignore TCPA. Real estate is one of the most TCPA-litigated verticals in the country — plaintiff's counsel test every channel, and "iMessage is P2P" is not a defense against bad consent practices. The safe posture is to capture clear opt-in on your IDX form, note the source and timestamp in your CRM, honor STOP / "please stop" / "unsubscribe" any time you hear it, and respect reasonable sending windows in the buyer's local time.
